Okay, when I filled out the application to live here, they were informed through their service that I was the name on utilities and rent at another apartment. Because it was a college apartment it wasn't an issue after they questioned me, they "appraised" me at the normal rate instead of two apartments because they knew I was moving here and obviously not staying there. A lot of, franchise may be the best word, apartments when they rent they run a check on utility bills in your name to make sure you aren't paying rent elsewhere and can't pay them.

That's not why they run you fyi. But the won't and can't run you again so... They can, rather they did, it why one of my neighbors had to move. Maybe it different in CA, I don't know those specifics. I'm not worried about that part anymore given that the current new manager is willing to not put us through that (likely because of her obsession with GIR but I won't complain)

You don't need to consent for non-governmental background check, but that is what the rental agreement is here, they can run a new one whenever they want at manager's discretion or change of primary renter.

For a place like this company that has 250+ per location, they just get a monthly/year subscription to background services and run whenever they want. No wonder why you don't want me on your books or don't know minimum wage, you don't know what you can even do. Are you lazy or just lucky in your business?

Do I need a subscription to run checks that I didn't get an ok for from a person? No, I'm good on that. I won't even bother to look into it. I pick a couple prospects and I only take thier cash and run them if I truly intend on renting to them. I'll keep doing things my way, seems to have worked well and put me in a decent place in a rather short time all things considered.

Jackel - dude, you're full of shit. There is no fucking chance the property management company is going to process an eviction on tenants from frequent re-runs of credit as you describe. It would be insanely expensive to deal with the litigation AND the changing circumstances that would render the eviction moot. It would be a huge waste of time almost every time. A tenant's situation could change in a day, dude. Income can easily be manipulated and I don't give a fuck what state you live in, housing law is liberally written in favor of the tenant everywhere. Give me ANY example of how this plays out with the eviction and I can tell you how ANY tenant at your place would laugh it off and defeat it in a one second response. It's just way too expensive. Further, turning around the rental is not cost effective if they are running people out of there as you claim. It's pure BS.
