Jackel is one of the few people that I would enjoy throat punching if I ever met because he is a waste of flesh and air while his only real ski.ll is lying. If the guy worked half as hard looking for work as he does making excuses, he could have bought Tony's mountain...

How many months till in the black renting these places? If I can't get a tenant in within 60 days from start, I'm doing something wrong. As far as a ROI, you'd have to work with me or pm me (dont) to find out things like that, I don't disclose that kind of stuff. Most clients are looking for tax shelters, welcome the write off...and love the appreciation and eventual cash flow. My usual electricIan was booked recently and it put me in a really fucked bind last week. Got it done but it was a last minute shit show. Painting and patching late night, had to take my mom out to a bday dinner sat night and after...was back to patching and painting. I don't stop...which is why I'm big on getting put of town when I can.

I can get a tenant before the house is done. We have like a 3% vacancy rate in my area. I can post on Facebook and most of the time I have potentials by the 2nd or 3rd day.
I work with 2 or 3 units usually.
Refer to my other post where I expanded a bit.
Initial investment and remodel costs vary so it all depends. Loan terms vary. Some clients don't get financing and go cash. Some are first time buyers and have to pay a pmi.

Yeah a big issue where we live is the fact they've had a wait list for over 10 years now with approved tenants earning at least (combined) 43k/yr.. One of the reasons they willing to boot people out quickly.

I didn't lose my job till' after I moved here. They don't re-asses income here until one of the people that makes up their minimum income requirement moves. In this case it was 100% me.

Something like 13% of the population works off the books/sells drugs/whatever. If you already live in a place, and you make your monthly rental payments, a business simply isn't going to spend the money to keep checking up on you. They are well aware that some of their tenants are not going to show a steady income-that is precisely WHY you only have to when you first apply for the place.
And don't try to bullshit me about Missouri-I lived there for more than 10 years. Eviction is a GIGANTIC pain in the ass there. It can literally take 6-9 months (sometimes even longer) and THOUSANDS of dollars. So why in the blue hell is a company going to spend that time and money evicting someone who is current on their rent? Simply put-they aren't going to.

I am able to do the work (most of it anyways), I just can't get hired to do it. Friend of ours here, he has a BS in Business I think he finishing an MBA now. He specifically took the job when he did before he started college because if he started college first, he wouldn't have been hired. And I know you can't comprehend this, but you want to know how fucked up my disability is? If you look at what I posted in the 470k thread about how my hearing works... I need to learn ASL fluently, and soon. Where I live, you know what my options are? Be fully deaf to qualify for classes. Be enrolled full-time to be able to take the ASL classes as they restricted to full time students. Because I have a semblance of hearing, I don't qualify for normal lessons even though I'm gonna need to rely on it soon. By then I won't even be able to do the jobs I can do now. Now I know you are gonna say learn online, however as anyone learning/teaching a language to be conversational in, you can't do that. Just try to imagine yourself right now in my shoes. I have a few years to learn an entire language, don't have the money to do it, and if I don't I won't be able to communicate. Even if I do, my communication is limited to people who know it. Now, that feeling of dread I feel? That stress? That anxiety, that fear? You feel it? And you think I don't want to be working to prevent that best I can? But what I plan on doing if I decide to collect the disability to get a car, and I think Beefchief knows this of me, Greybeard maybe too, I'll donate every cent I collected in disability back. Maybe charity, back in extra taxes to the general fund, that I don't know, but one of the two. About you needing to be fully deaf. Why not just.....lie?!?

Welfare and young...gone. Been there for years raising your family? We won't move ya and we try to keep the rent as low as possible. I actually have triplex on the market right now that if my client would be willing to kick someone out, we could see much more action because of younger and newer investors. Now that all being said, I am part of a "problem" with the rent rising. When we remodel and rent out we get top dollar. We do these places with some style, these places look really nice when we are finished. Now..with that all being said, I am making the neighborhood nicer so... And im not opposed to flipping them. But real estate here is such a good investment that many trust it much more even in a peaking time than they do the stock market. I'd prefer and I recommend to just hang on to them. These places are great suplemental income when it comes down to it.
